Mortgage refinancing: offers from other banks for your loan
We check whether another bank will give you a lower interest rate on your current mortgage. The home stays the same, only the bank changes. Sometimes the new bank covers the valuation or the notary fees. On imoti.crediport.bg there is a refinancing guide (in Bulgarian) with the costs to ask the new bank about.
What is refinancing?
Refinancing means moving your mortgage to another bank. You can also negotiate better terms with your current one. The aim is a lower rate, a lower monthly payment or a shorter term.
If the interest rate on your loan is above the average for new housing loans (2.41% in September 2026 according to BNB data), it is worth checking. A difference of 0.5–1 percentage point means tens of euro a month and thousands of euro over the whole term.
With the lower interest rate you choose between a smaller payment over the same term and the same payment over a shorter term. With the second option you repay the loan sooner and repay less in total.

Our customers
For a loan of €102,250 at an interest rate* of 2.55% over 360 months, the monthly payment is €406.70, APR**: 2.72%, including one-off fees*** related to the collateral. Total amount payable: €148,950.
* Interest rate: the annual interest rate, fixed or variable
** APR: annual percentage rate of charge. It reflects the real cost of the loan, including all interest, fees and commissions payable by the borrower, expressed as a percentage of the loan amount over one year
*** The amount and type of fee may vary between banks and financial institutions. The most common fees are: a fee for application, valuation and analysis of creditworthiness; a fee for drawing down the loan; an arrangement fee (under fixed terms, e.g. a fixed interest rate); a fee for opening or maintaining an account, or for a compulsory package of services linked to servicing the loan
The example is illustrative and is not an offer from a specific bank. CREDIPORT AD is a credit intermediary registered with the BNB under number BCI000061 and does not provide loans. All parameters are in the “Loan parameters” section at the bottom of the page.
When refinancing is worth it
Refinancing makes sense when the monthly saving covers the one-off costs within a reasonable time and there are at least a few years left on the loan. Example:
| Balance €100,000, 20 years | Now: 3.20% | New offer: 2.43% |
|---|---|---|
| Monthly payment | ≈ €564.66 | ≈ €526.50 |
| Monthly saving | ≈ €38.16 | |
| One-off costs of switching | ≈ €1,100 | |
| The costs pay for themselves in | ≈ 29 months |

What switching banks costs
- Early repayment of the existing loan is free of charge once you have paid 12 instalments. Before that, the bank may charge up to 1%, unless it proves a greater loss (Art. 41(3)–(5) of the Act on Real Estate Credit for Consumers).
- For the new mortgage you pay a notary fee and registration (0.1% of the amount). The mortgage is contractual, because a statutory mortgage is created only when a property is bought.
- Removing the existing mortgage costs half the fee for its registration at the Registry Agency, plus notarisation of the bank’s consent.
- The valuation and the analysis of the collateral are charged under the new bank’s tariff.
- The new bank will ask for property insurance in its favour, but you can choose the insurer yourself if the cover is equivalent (Art. 12(3) of the Act on Real Estate Credit for Consumers). Each bank’s requirements for the policy are in a table on the insurance for a mortgage loan page.
What refinancing offers are available
- UBB refinances loans from other banks at an interest rate of 2.25% for amounts over €100,000, with a salary paid into UBB and an application at a branch by 30 November 2026 (APR 2.32% in the example), or at 2.70% on standard terms (APR 2.81%). The data is from the bank’s website as at 16 October 2026.
- DSK Bank has a “Refinancing Loan” for loans from DSK and from other banks. The part the new loan does not cover must be repaid from your own funds before drawdown.
- The BNB limits also apply to refinancing: a loan of up to 85% of the valuation and payments up to 50% of income.
